Manage existing documents and create new ones in separate, interconnected sections. SmartLandlord links your document storage to your property data and, in addition to reports, offers a built-in lease agreement generator and a tax overview.
Upload and Find Documents
Select a file, a document type, and the appropriate property assignment. The list of document types includes, for example, purchase and lease agreements, statements, floor plans, energy performance certificates, financing documents, and correspondence.
In the folder, you can find saved documents using the search, type, and real estate filters. Sort by date, name, or type. For existing entries, you can edit, download, or delete them using separate actions.
Prepare portfolio and property reports
In the "Create Documents" section, select the properties you want to include. The portfolio report and the detailed report for a specific property are separate document types. This allows you to distinguish between an overall summary and a property-specific overview.
Lease Agreements Based on Property and Tenant Data
The contract template combines the property, tenant, and terms and conditions into a single form. Enter the start date and, if applicable, the end date of the lease, the base rent, utilities, and security deposit. Additional details may include, for example, keys, a basement storage unit, or furnishings.
The template selection includes various types of lease agreements, including fixed-term and open-ended residential leases, commercial leases, parking space or garage leases, and shared apartment room leases. A live preview helps you review the document. Magic Fill, the ability to upload a contract or property listing, and AI-powered input assistance help with preparation; however, you remain responsible for reviewing the contract.
Prepare a tax overview
For real estate in Germany and Austria, the platform provides the tax overviews “Anlage V” and “Beilage L.” For Swiss properties, use the portfolio and property reports as working documents for the property list in your tax return and coordinate their use with your tax advisor.
The designation within the platform does not constitute confirmation that a document can be submitted as an official form without modification. The completeness, classification, and tax treatment of the underlying data must be verified.
