Überblick

The analysis suite includes four specialized tools: ImmoCheck evaluates the financial aspects of a property, including cash flow, returns, and tax implications. The LocationCheck analyzes the quality of the location based on socioeconomic data and infrastructure. The EnergyCheck assesses energy consumption and identifies opportunities for optimization. The ScenarioCheck simulates “what-if” scenarios regarding rent, financing, and taxes and compares up to five variants.

ImmoCheck: From Deal Analysis to Property Onboarding

On the welcome page, ImmoCheck offers two clear entry points—depending on what you’re planning to do. With the “Real Estate Analysis” option, you can start a guided six-step workflow for making purchasing decisions: You enter property details and the purchase price, have purchase-related ancillary costs calculated automatically based on the state, configure one or more loans including interest, principal repayment, and fixed-rate periods, define your tax and depreciation settings, enter assumptions regarding value and rent trends, and finally record expected rent, operating costs, reserves, and rental default risk. To speed up data entry, PDF upload, free-text input, and Magic Fill are available—the AI automatically fills in many fields based on your entries.

The "Add Property" option lets you switch to a streamlined leasing workflow that is specifically optimized for existing units in your portfolio: You enter the most important property data, amenities, actual rental income, and ongoing monthly operating costs, and can optionally indicate that the property is already paid off. Using the portfolio import feature, you can also import multiple properties at once via CSV or Excel. In both cases, this creates a neatly structured property dataset that can be used directly in dashboards, portfolio views, scenario simulations, and other analyses, and can be continuously updated.

Automatic data transfer

You can upload a PDF property description (max. 10 MB). The AI will automatically extract data from it for the first three sections—purchase price, living area, year built, address, and features.

Once you have completed the first three chapters, Magic Fill becomes available. This feature suggests plausible values for the remaining fields based on the data you have already entered and market benchmarks. The suggestions are intended as a guide and should be reviewed.

Calculated metrics

The analysis yields the following results:

Cash flow before and after taxes, calculated on a monthly and annual basis. The calculation takes into account rental income, operating expenses, debt service, reserves, and tax effects.

Gross rental yield and rental factor, compared to benchmark values. You can see how your property stacks up against the market.

Return on equity, taking into account capital employed and debt financing.

Asset growth resulting from principal repayment and projected appreciation.

Tax situation, including details of tax liability or tax refund, as well as annual depreciation.

Development charts

Interactive charts show trends over selectable time periods of 10, 30, or 50 years:

The cash flow chart shows how your monthly surplus changes over the years—before and after taxes.

The asset chart shows the cumulative growth resulting from principal payments and appreciation.

The debt service schedule breaks down interest and principal payments over the term.

The depreciation schedule shows the annual depreciation and the change in book value.

The exit analysis calculates the projected proceeds and total return for each possible sale date.

Embedded computers

The form includes calculators to assist with complex entries: A property tax calculator determines the monthly property tax. The interest rate calculator helps estimate market interest rates. The tax calculator calculates your personal marginal tax rate. The special depreciation checker provides a link to an external verification of eligibility.

Location Check – Location Analysis Based on Over 12 Criteria

The LocationCheck evaluates the quality of a location on two levels: socioeconomic factors and infrastructure. The result is a score from 0 to 100 for each category, as well as an overall rating.

Socioeconomic Assessment

For the socioeconomic analysis, the system requires a complete address, including the ZIP code. Six criteria are evaluated:

Unemployment rate at the location, expressed as a percentage. Lower values result in higher scores.

Crime rate as the number of crimes per 100,000 residents.

Average annual income of residents.

Income growth as an annual percentage change.

Population growth as an indicator of a location's attractiveness.

Average age as an indicator of age structure.

The data is derived from official statistics. Without a ZIP code, the socioeconomic assessment is limited.

Infrastructure Analysis

The infrastructure assessment is based on real-time data and analyzes six areas:

Public transportation access includes bus, tram, subway, and commuter rail stops within a defined radius.

Long-distance transportation access assesses the accessibility of train stations, airports, and highway interchanges.

Educational institutions include nearby schools, universities, and colleges.

Leisure activities include parks, cultural institutions, libraries, and sports facilities.

"Shopping options" assesses the availability of supermarkets, pharmacies, and specialty stores.

Proximity to major cities is measured by the distance to the nearest metropolis.

Location Type Detection

The system automatically detects the type of location: metropolitan area (over 100,000 residents), city (20,000–100,000), or rural area (under 20,000). Different search radii and evaluation criteria are applied depending on the type. In rural areas, for example, public transportation is expected to be less frequent than in metropolitan areas.

Custom weightings

You can adjust the weighting of each criterion in the settings. The total must always add up to 100%—for socioeconomic criteria overall and for infrastructure criteria by location type.

In addition, you can set the search radius and the rating divisor for infrastructure criteria. A smaller divisor results in the maximum score being reached more quickly.

Presentation of Results

The results page displays three scorecards: socioeconomic score, infrastructure score, and overall rating. A detailed table lists each criterion along with its calculated value, score (0–10), and weighting.

A map shows the analyzed location. Street View is also available in the detailed view. The AI generates a text summary highlighting the location's strengths and weaknesses.

Energy Check – Assess and Optimize Energy Consumption

The Energy Check calculates a property's energy efficiency rating and identifies opportunities for improvement. The analysis is based on four inputs: living area, year of construction, type of heating system, and final energy consumption.

Input parameters

The living area includes all heated rooms in square meters—excluding the basement, garage, or balcony.

The year of construction affects the energy efficiency rating, as older buildings typically consume more energy.

There are ten heating options to choose from: gas, oil, electric, district heating, heat pumps, solar thermal, individual fireplaces, combined heat and power (CHP), biomass, wood, and coal. Multiple heating types can be combined.

Final energy consumption in kWh/(m²·a) can be entered directly or calculated automatically. To calculate it automatically, enter the actual consumption from the previous year—in the unit corresponding to the type of heating (m³ of gas, liters of oil, kWh of electricity, etc.).

Calculated values

The analysis provides the annual heating energy consumption in kWh, the estimated annual heating costs, the consumption per square meter, the energy efficiency rating from A+ to H, and the CO₂ emissions in kilograms per year.

An energy efficiency chart shows all classes from A+ to H along with their respective thresholds. A marker indicates where your property falls.

The benchmark comparison compares your figures with the typical costs of a modern new building and a typical older building.

Optimization recommendations

For efficiency classes B through H, optimization recommendations are displayed. Each measure shows the potential savings as a percentage, the annual cost savings, estimated investment costs, payback period, available subsidies, and the CO₂ reduction.

The heating system comparison pits your current system against an alternative. You'll see the annual costs, CO₂ emissions, and efficiency of both systems.

The renovation simulator allows you to combine multiple measures: roof insulation, wall insulation, window replacement, and heating system replacement. Use the sliders to adjust the scope of each measure. The system calculates the resulting total savings, the new energy efficiency rating, the annual cost savings, and the CO₂ reduction.

ScenarioCheck – What-if simulation


The scenario simulator calculates a property’s financial performance based on your input regarding rent, expenses, financing, and taxes. Adjust individual parameters and see immediately how changes affect cash flow and return on investment. Compare up to five scenarios and properties side by side, and export the results as a PDF.

For each scenario, select a starting point: an empty scenario for fully manual entries, or an existing portfolio property whose values will be automatically imported.

Five parameter ranges


The Financing section includes the interest rate, principal repayment, loan amount, equity, and loan type. The Rent and Costs section includes base rent, parking space rent, apportionable and non-apportionable costs, maintenance, property tax, and the risk of rent loss. In the Growth section, you define the annual growth rates for rent and property value. The Tax and Depreciation section covers depreciation type, depreciation rate, special depreciation, personal tax rate, and land share. The simulation period determines the number of years over which the calculation runs—typically 10, 30, or 50 years.

Key figures and charts


KPI dashboards provide an at-a-glance view of gross rental yield, rent factor, and return on equity. A pie chart illustrates the cost structure, while trend charts show the development of cash flow, asset appreciation, and debt service over the simulation period.

Compare scenarios


On the comparison page, you can compare up to five scenarios or portfolio properties. A table lists all relevant key figures—from basic data and rental income to operating costs, taxes, depreciation, and financial metrics. Positive cash flows are highlighted in green, and negative ones in red.

All three analysis tools offer PDF export. The exported documents include all key metrics, charts, and AI analyses.

Properties from ImmoCheck can be added directly to the portfolio, where they are available for ongoing management and monitoring.

An AI assistant is available on all form and results pages. It answers questions about specific metrics, explains calculation formulas, and provides guidance on interpreting the results.

Supported regions

LocationCheck is available for Germany, Austria, Switzerland, and select regions in India. ImmoCheck and EnergyCheck work regardless of location, although the automatic purchase-related costs in ImmoCheck are tailored to German federal states.
